The City of Beaverton, Oregon and Metro are looking for qualified development teams interested in creating a vibrant, mixed-use, transit-oriented community on the Westgate site in downtown Beaverton. Located adjacent to the eight acre mixed-use Beaverton Round development and the Beaverton Central MAX light rail stop, the Westgate’s 3.94 acres are a prime location to realize the City’s goal of creating a new, sustainable, urban center. Jointly owned by Metro and the City, the property is offered for sale with incentives to reduce developer risk and to ensure development goals are realized.
The City owned Beaverton Central Plant (“BCP”) is a sophisticated, highly efficient heating and cooling facility that will provide space conditioning, under the terms of service agreements, to the Westgate site. BCP agreements will allow a developer to save a minimum of three to four dollars per gross square foot of building construction cost, from not having to install heating and cooling equipment; allows building area that would otherwise be used for HVAC equipment to be used for other purposes, and provides highly reliable heating and cooling services at reduced expense.
